Investor FAQs

Investing in real estate with Abe Lam Realty isn’t just about capital

— it’s about confidence.

1. Who can invest with Abe Lam Realty?

We primarily work with accredited investors—individuals or entities that meet specific income, net worth, or professional criteria. This allows us to offer access to private opportunities that aren’t available to the general public. Not sure if you qualify? Reach out—we’ll help you figure it out.

2. What types of investment opportunities do you offer?

We specialize in off-market, high-potential multifamily real estate across Greater Montreal and beyond. Opportunities may include joint ventures, limited partnerships, and syndicated acquisitions—always structured for strong fundamentals, value-add potential, and long-term growth.

3. What’s the minimum investment amount?

Minimums vary by deal, but they generally start at $50,000 to $100,000. That said, we focus more on strategic alignment than capital alone. If you bring the right mindset and want to grow with us, let’s talk.

4. How long is my capital tied up?

Real estate is not a short-term play. Most of our projects operate on a 3–7 year horizon, depending on the strategy—whether it’s buy-and-hold, repositioning, or development. We’re transparent from day one about timelines, risk, and expected outcomes.

5. What kind of returns can I expect?

While every deal is different, we target strong, risk-adjusted returns backed by real assets. This may include annual cash flow, equity upside on exit, and potential tax benefits. We don’t promise hype—we deliver strategy.

6. How are deals structured legally?

We use clear, investor-protective structures like limited partnerships or joint ventures. Each deal comes with full legal documentation, financial modeling, and third-party due diligence. You’ll know exactly what you’re signing—and why.

7. Do I have to be involved in property management?

Not at all. We run a full-scale property management company with 20+ employees. That means we handle the day-to-day while you stay truly passive. We report. You collect.

8. Is real estate still a smart investment right now?

Absolutely—if you know what you’re doing. While markets shift, fundamentals don’t. We thrive in complex markets because we know how to underwrite risk, add value, and create certainty in uncertain times. That’s our edge.

9. How do I get started?

Simple. Reach out. We’ll schedule a conversation, learn more about your goals, and walk you through what it’s like to partner with Abe Lam Realty. Whether you’re ready to invest or just starting to explore, we’re here to guide the process.
